My condo has two bedrooms, two full bathrooms, walk in/out (no steps), ADK decor throughout and with great views, private parking and comes fully furnished. It is at the resort and a short walk down to the waterfront, with a small swimming beach, golf course, marina and 2 restaurants on site, hiking trails galore plus you can walk to everything. It is 1280 square feet inside...
My operating costs were $41,000 for 2024 with yearly rental revenues of $43,000 that year, $51,000 in 2023 and $57,000 in 2022. As far as investing in a rental property, it is very difficult to get a new place "up and running", rental wise, as there are no reviews or repeat guests, so those rather complex AirBNB / VRBO algorithms put them at the bottom of their searches, until you make them more money, which can take years. What is very unique about my condo is it's long 16 year rental history and that I "could" continue on as it's rental manager for you - if interested, which has great value! It would be turn key, rental wise and would come as is, fully furnished. Staffing: I could be the rental agent, Joyce is the housekeeper and Peter our caretaker, so our expert team is already in place.
My proposal: I could continue to manage the condo - if you would like - and for several years. So it would be a very seamless transfer, with a very mature 16 year history, lots of repeat guests and many many reviews. On VRBO I have 66 reviews and a perfect 10.0 rating and on AirBNB it has 24 reviews with a 4.88 rating, plus I am a Super Host with them. Next steps: if you or anyone else is interested, the next step would be having a conference call discussion. I can make a PowerPoint presentation to go over everything with you then. If that goes well and you / they are still interested, I could meet you there, show you the condo and walk you around the resort, etc...
Operating Costs: I have a very detailed spreadsheet , as needed, which shows my condos "exact" operating costs. References: again as needed, as I have many clients / owners plus several local brokers, who know me well and would be very happy to provide an excellent reference for me. Rental spreadsheet: I have owned Brookhill 35 since 2008, with about 600 sets of guests through, and another 5000 or so at my other properties I've managed. * As for my pricing, there are three similar condos that just sold at the resort and in the $675,000 ish range. BUT none of them comes with a highly established rental business in place and for 16 years like mine. I estimate that value is in the $25,000 range, including my potential services. My condo would also come 100% furnished and turn key, which I estimate has a value of another $25,000 or so.
Note that there were and are in process $600,000 in updates and improvements made to the Brookhill building over the past 3 years and include: new gutters and downspouts, buried downspouts on east side lawn, some walls and gardens, entry floor refinishing, stone patio leveling / replaced as needed, hallways /doors / risers painted, tree removal / trimming, new flat roof and decks, stone patios, bike rack, foundation perimeter stones, etry walks and railing cleaned and painted, dnd walkways cleaned and painted, parking lamp posts repaired / cleaned LED bulbs installed, continuing tree trimming / removal, electric inspection / replace connections as needed, replace breakers with arc breakers, chimney flashing and caps, parking lamp post in lower parking lot to be repaired and placed back in service, two more lower level patios! Quite honestly the building and grounds look GREAT now!!!
